32-42 Buckingham Palace Road

The conversion of an office building located in the Grosvenor Gardens Conservation Area for The Grosvenor Estate.
 

The site was redeveloped to provide 23 intermediate affordable housing units over three existing and one new floor with retail spaces at ground and basement.
 

The apartments were designed and constructed to be operable as efficiently as possible and the retail units were taken to shell & core including replacement shopfronts and stonework.

Private Residence, St John’s Wood

The total re-planning and refurbishment of a five storey house in a gated development in St John’s Wood.

Working closely with landscape and interior designers the house was completely reconfigured to provide all family members with their own floor level that included bedroom, bathroom and private study / recreation spaces.

The ground floor kitchen / dining area was provided with all new fittings and a bespoke fireplace. The adjacent rear garden and second floor terrace at the side of the property were all totally redesigned.

The property is in a Conservation Area and therefore approval from Westminster was required for new juliette balconies at first floor level leading from the main reception space.

Parker Tower

The regeneration and conversion of a rather tired 1960s built office block into commercial and residential accommodation was completed by Legendre UK, under a D&B contract for BNP Paribas Real Estate.

The scheme originally designed by Squire & Partners for two floors of commercial space and fourteen floors of residential accommodation with basement parking and storage was taken to tender stage by A&Q. The successful tenderer Legendre, in winning their first UK contract, appointed Moxley Architects as the lead designer to make further changes to the approval via the client and Camden planners, produce the final working drawings and progress the project on site.

The original roof structure was removed and three additional floor levels added, as well as major remodelling of the reinforced concrete frame.

The development also includes an element of affordable housing incorporated in a stand alone building adjacent to the tower.

The Claremont Hotel, Eastbourne

The Claremont Hotel was a fine Grade II* listed  mid 19th century building, in a prominent position on the seafront close to Eastbourne Pier, which was largely destroyed by fire in November 2019.

Moxley Architects were appointed by the owners, Daish Hotels, to seek planning and Listed Building Consent from Eastbourne Borough Council (EBC) for the demolition of the unsafe remains of the building.

Discussions with EBC regarding the restoration of the property are ongoing.

The Audley Hotel

Moxley Architects obtained planning and listed building consent for the total refurbishment of the Audley Hotel in 2019. Works include new lifts, lowering the basement floor slab, forming new kitchens, bar and restaurants, reconstructing the top floors, adding air conditioning and restoring the spire and dormer gables which had been destroyed by bombing in WW2. This project is now on site with Moxley Architects as Lead consultant and Principal Designers. The client is the Grosvenor Estate.

Cecil Rosen Court – The Dyna & Fala Weinstock Wing

The Jewish Blind and Disabled Charity (JBD), approached Moxley Architects to review an existing planning proposal that had received adverse comments from the local planning authority. The proposal was for an extension to their assisted living development at Cecil Rosen Court.  JBD selected Moxley Architects for their strong track record for dealing with listed buildings and conservation areas and to also advise on how the scheme could be developed further.

The original scheme was substantially revised following lengthy discussions with the client and planning officers and just four weeks after being commissioned, a new planning application was submitted for determination. The new scheme receive support from planning officers but also gained an additional 10% floor area to provide 19 assisted living apartments. The new building is an extension to the existing facility and is connected via a glazed link at ground level.

The construction team had the challenge of building the new facility whilst ensuring that the health and safety of the residents of the adjoining facility was not compromised. The new wing is now known as The Dyna and Fala Weinstock Wing.

Stansted Mountfichet Library

Moxley Architects were commissioned by Stansted Mountfitchet Parish Council to develop a scheme for a new community hub, council offices and library building in Stansted Mountfitchet, Essex.  On the site of a former telephone exchange, the newly named ‘Mountfichet Exchange’ houses the library and includes meeting rooms and other facilities for Council and library staff.

Situated in the heart of Mayfair and for The Grosvenor Estate, 18-22 Weighhouse Street was a project to provide two new retail units and two luxury apartments.

The scheme involved the conversion and remodelling of the lower ground, ground and first floors of a 19th century building to create contemporary retail and residential spaces.

15 North Audley Street

15 North Audley Street, Mayfair, provided five new high specification apartments for the Grosvenor Estate.

The project involved the conversion, remodelling and extension of redundant office space on the upper levels of a 19th century building to create new contemporary residential units. The scheme included the infill of an under developed side extension, the construction of a new mansard, additions to the rear extensions and new external roof terraces and green roof spaces.

Wardell Mews, SW4

A backland site within a conservation area in Clapham which, prior to redevelopment, consisted of a dilapidated cottage and lock-up garages. The site was last used as a car repair business.

A development for Amhola Ltd., Wardell Mews comprises one three bed and three five bed houses, of two and three storeys including the lower ground floor, with driveway access from Hannington Road.

The Lansdowne Club, W1

Moxley Architects were commissioned to undertake a strategic planning study and programme of works for the Grade II* listed Lansdowne private members club in Mayfair. The club’s Masterplanning Committee had put forward a number of potential projects that our commission was to consider.

The projects ranged from the relaying of the York stone courtyard and restoration of the separately listed art deco swimming pool ceiling below. Also the provision of new squash courts, a dance studio, cardio and weights gyms, new and refurbished male and female changing facilities, internal decorations and external floodlighting and the provision of further members’ bedrooms.

The practice has since completed the design and construction of the majority of the projects listed above.

Somerston Hotels

Moxley Architects were appointed by Somerston Hotels, owners and operators of hotels in the Express by Holiday Inn, Ramada and Hampton hotel brands. The commission was to identify the potential for expansion within existing sites and the opportunity for new standalone hotels. The short list of sites included two in each of Cambridge, Dartford, Bath, Glasgow, Exeter, Newcastle, York, Luton, Edinburgh, Greenwich and Hammersmith. Planning approval was granted for a number of these, with the scheme for the substantial extension to the Hammersmith hotel taken through to the working drawing stage.

Mountbarrow House, SW1

Moxley Architects were commissioned by The Grosvenor Estate to apply for planning permission and carry out the detail design for the modernisation and extension of a number of retail units in Mountbarrow House, Elizabeth Street in Belgravia. The existing units have been remodelled, and extended at the rear, to provide sufficient retail and storage space for a Sainsbury’s Local and an outlet for Café Nero.

Prague, Czech Republic

The commission for the  masterplanning of a 120 Ha site close to the centre of  Prague was a collaboration with specialist consultants, local architects, planning and administrative authorities.

As well as commercial and residential redevelopment the scheme included a major transport interchange hub, linking bus and international coach services with three existing metro stations along the southern edge of the site.

The design also had to take into consideration and accommodate flood plain overflow from the River Vltava.

Currently a number of the plots, predominantly to the western end of the site, have been developed.

Fish Diseases Lab, Weymouth

A new research and inspection facility for the Ministry of Agriculture, Fisheries and Food (now the Department for Environment, Food and Rural Affairs).

Re-built on its original site, the 22,000 sq.ft. complex serves three functions; a veterinary crisis centre, inspection and diagnosis of indigenous fish and shellfish diseases and research, including virology, microbiology, pathology and molecular biology and biochemistry.

The building had to meet the high specifications required for a building built in a marine environment as well as within a Conservation Area.

The practice also designed and oversaw a decanting operation, to provide for the temporary operation of the facility whilst the new building was constructed.

Standing at the entrance to the building we designed two new obelisks, one inscribed with the names of all seawater fish found in British waters, the other with all freshwater species.

Crofton Infant School, BR5

A school extension for the London Borough of Bromley to expand their provision for children with complex / special needs.

The works include provision of a classroom, group room, toilets and a hygiene room and associated internal alterations to integrate the extension to the existing special needs provision in the school. A new outdoor learning environment adjoins the new extension.

Camberwell Old Cemetery, SE23

The London Borough of Southwark commissioned the practice to design and procure new gates for the entrance into Camberwell Old Cemetery on the corner of Wood Vale and Langton Rise in East Dulwich, SE23. The gates are positioned between the original Grade II listed masonry gate posts.

The gate’s falling leaf motif symbolises both the use of the cemetery and its woodland setting.

Included in the images is a production photograph taken at the forge where the gates were made.

As part of The Grosvenor Estate’s ongoing refurbishment and improvement works within the Mayfair Conservation Area of Westminster, a number of apartments in their 19th Century mansion block properties in Green Street have been remodelled to provide contemporary two bedroom residential units.

Furnival House, N6

In the Highgate Conservation Area, this project was the restoration and conversion to apartments of a 1916 listed building, originally built for housing the female staff of the Prudential Assurance Company.

Through consultation with Conservation Officers and Historic England, planning was secured for 15 residential units. The scheme includes the addition of a penthouse, infills to the rear U-shaped floor plates at first, second and third floors as well as two new basement levels. The lower level is for parking and the upper one for leisure facilities including a pool, sauna, steam room and gym.

Substantial improvements were made to the external facades through the removal of two external metal staircases and existing services.

The somewhat dilapidated grounds were fully restored to provide both private and communal landscaped gardens.

Dulwich Hamlet School, SE21

This commission was for the redesign of catering and dining facilities for the school together with new technology and cookery classrooms.  A new covered external dining space was also incorporated.
Working closely with school staff, flexible spaces were achieved through the use of various types of screens and moveable partitions.

Witanhurst House, N6

This Grade II* listed building has several superb interiors as well as extensive landscaped and protected gardens.

Restoration and development option studies looked at the potential of turning the property into apartments, a boutique hotel or its restoration as a single residence.

As part of these studies we explored the possibility of an element of enabling development based on English Heritage’s guidelines for the conservation of ‘significant places’. For the EH ‘enabling work’ option we considered providing residential units to the rear of the site to finance the restoration of the main house.

Private Residence, Weybridge

This private residence in St George’s Hill, Weybridge comprises a 12,000sq.ft. five bedroom house with indoor swimming pool, games room, steam room, sauna, office facilities, library and a number of large reception areas. Staff facilities are placed above the garage wing of the house. There is also a Banya (a Russian hot and cold spa) within the extensive landscaped grounds.

The practice was also commissioned to undertake the interior design of the property.

Since its completion the house has received two awards in the ‘Best Luxury House’ category; a Gold Award in the What House Awards and Highly Commended in the London Evening Standard New Luxury Homes Awards. The awards relate to both the building itself and the interior design.

Cambridge Terrace, NW1

The practice obtained planning and listed building consents for 6–10 Cambridge Terrace and 1–2 Chester Gate that are Grade I and II listed Nash properties overlooking Regent’s Park.

Originally in commercial use, our commission was to propose options for the restoration and conversion to three houses, the largest of which is 39,000 sq.ft. The proposals also provides new basement parking and leisure facilities. We were also commissioned to carry out the working and detail drawings for the approved scheme.

The initial proposals also involved masterplanning and use studies for areas adjacent to the site.

54 Eaton Mews West, SW1

The redevelopment of a two bedroom, 19th Century mews house into a contemporary/ classic three bedroom property to form part of The Grosvenor Estate’s rental portfolio.

The proposals involved the comprehensive replacement of all internal fixtures and fittings, the replacement of the main staircase and associated circulation spaces and the addition of a new landscaped garden area.

The refurbishment and remodelling of a residential building in the Belgravia Conservation Area of Westminster for The Grosvenor Estate.

11 Grosvenor Crescent Mews is the oldest building in the UK to achieve an ‘Excellent’ rating in the BREEAM EcoHomes Environmental Assessment.

Hillside Studios, Bushey

Originally a large country house, Hillside Studios in Bushey, Hertfordshire, had grown over time to accommodate a large film studio operation.  In doing so the site had been developed with some very poor quality and out of scale extensions.

Moxley Architects were commissioned to replace the extensions and restore the original parts of the building to provide 23 apartments on a very sensitive Green Belt site. Planning consent was granted and the development completed.

Moxley Architects gained planning approval for this new build, mixed use scheme on the corner of Bayswater Road and Inverness Terrace. Thirteen residential units over A1 retail space at ground floor with basement parking. In addition the design incorporates staff facilities and a dedicated servicing / loading bay in Inverness Terrace.

Originally a backland site containing two light industrial premises in the Belgravia Conservation Area, the practice redeveloped the site for The Grosvenor Estate. The mews style scheme contains eight high quality two and three storey houses with underground parking.

Moxley Architects provided full services from planning through working drawings to contract administration.

Moxley Architects were commissioned to both masterplan and then develop individual parcels of land making up the original Clapham North Industrial Estate. This predominantly residential section of the masterplan occupies the Clapham Road frontage of the site, providing twenty nine apartments above commercial space at ground floor level. Street elevations were designed to balance those of the adjoining Savoy Laundry site which was also designed by Moxley Architects.

Wall Hall, Aldenham

Wall Hall is a Grade II listed building standing in Humphry Repton gardens. Moxley Architects were commissioned by Octagon Developments to design and obtain planning permission for the conversion of the mansion into eight high quality apartments and the adjoining stable block into three houses.

Moxley Architects were also commissioned to produce construction information and carry the project through to completion.

Phoenix Street, WC2

This project presented both architectural and structural challenges on a confined site in the West End. The historic Phoenix Theatre adjoins the site to the North and West with an existing residential development to the East. Externally the building has automated shading equipment.

Chantrey House, SW1

Chantrey House is a Grade II listed Edwardian mansion block in Victoria. The Grosvenor Estate appointed Moxley Architects to convert the floors above existing ground floor retail space from commercial use to provide a mix of twenty seven open market and nine affordable residential units.

Over the years the existing structure had been altered several times, but this scheme was realised with very little further structural modification.

Savoy Laundry, SW4

A 1.5 acre site in Clapham, previously occupied by the laundry facilities of the Savoy Hotel, was successfully redeveloped as a mixed use scheme comprising 147.000 sq.ft of office, retail and open-market and affordable residential development over basement parking for 120 cars.

Moxley Architects prepared feasibility studies and held detailed negotiations with the local planning authority. The proposals were successfully steered through to approval via planning appeal. The scheme is now fully built out and operational.

The Clapham Road frontage provides approximately 15,000 sq.ft of flexible retail space, complete with staff and storage facilities. Above the retail space, there is flexible office space of approximately 40,000 sq.ft over two floors, topped by one level of residential units.

2, 3 & 4 Cumberland Place, NW1

Facing Regent’s Park and located between Cumberland and Chester Terraces on the Crown Estate, 2, 3 and 4 Cumberland Place form the substantive part of the Grade 1 listed building known as Nash’s ‘Villa composition’. Moxley Architects were commissioned to return the properties to the original house format from the 1950’s conversion to lateral apartments.

The project was awarded the Bentley International Property Awards 4-star award for conservation redevelopment.

Souillac, France

Moxley Architects were appointed by the Souillac Country Club to produce the master plan for extending their existing 9 hole golf course to 18 holes. The practice worked closely with professional golf course designers during the design process. Detailed designs for a new club house, leisure facilities and 128 residential units were also provided.

Buckingham Palace Road, SW1

Situated near Victoria Station, 126 to 158 Buckingham Palace Road form a terrace of seventeen six-storey Queen Anne style Grade II listed buildings. The brief from The Grosvenor Estate was to provide a modern commercial environment of the highest quality within buildings of considerable architectural merit. Works included the installation of new passenger lifts, complete renewal of mechanical and electrical services, and new roof level screens to conceal plant and equipment.

Kenny Heights, Malaysia

Moxley Architects were commissioned to prepare preliminary planning and design studies to assess the potential of a 1.50 Ha site in the Kenny Heights district of Kuala Lumpur. The proposal provides 115 apartments, communal facilities, swimming pool, tennis court, landscaping and two levels of underground parking. The scheme was developed in conjunction with local architects and engineers and submitted for planning approval.

ExCeL

The commission, secured through a financial and architectural competition, provides a building that is a world first for flexible exhibition space. It is able to host a number of exhibitions concurrently while allowing the build-up and break down of shows without impinging on visitors.

ExCeL hosted a number of events for the London 2012 Olympic and Paralympic Games including boxing, fencing, judo, table tennis, weight lifting and wrestling.

In March 2020, to provide additional Intensive Care hospital beds to cope with the anticipated number of victims of the Covid-19 pandemic, the building was temporarily converted to accommodate 4,000 bed spaces for a ‘Nightingale Hospital’.

47 Clapham High Street

Moxley Architects moved into their current office in 1988. The building dates from circa 1910 and was originally constructed as a Temperance Billiard Hall.

The conversion included the addition of a mezzanine floor, kept clear of the building perimeter so that the barrel vaulted roof form remains uninterrupted. Access to the mezzanine is via a large spiral staircase towards the front of the building.
