Private residence – St. John’s Wood, NW8
Erection of a single storey rear extension at lower ground floor level and use of the roof of the extension as a terrace at ground floor level.
The property, before works started, consisted of a lower ground external space that was overshadowed and damp for extensive periods of the year and was of necessity finished with Astroturf. The only other external space, at ground floor level, consisted mainly of walkways and a small space at the rear of the property. (Refer photographs below).
The proposals were for the creation of a new room at lower ground floor level plus a light well with access to the ground floor level where an extensive paved area was created over the new room. The light well was linked to the terrace with a bespoke stair and glass balustrading. The project also included the entire refurbishment of the lower ground floor.
Moxley Architects were appointed to prepare planning and conservation area applications, Stage 3 and 4 production drawings and Stage 5 contract management as well as principal designer duties.
